As we go from one appointment to the next they have realised that the places are a bit smaller then they thought and some of them are already abused from the messy tenants that are presently occupying the suite. They also realise that there are about 25 other people waiting to view the exact same place that are as excited, if not more, about the place as well. Slowly there smiles are becoming less and less visible and their dreams and images of living in the city is becoming less and less attainable. But since I’m an expert, I change my Realtor hat to that of an older sister that wants to get the perfect place for my sibling and ensure that their vision and dream of city living is not gone.
So take my advice and have these things ready before you start your adventure to ensure a great experience:
- Hire a Realtor that knows all the condos in the area of choice (downtown Toronto), not your mom’s friend from down the street
- Make a budget. How much can you afford a month plus utilities (hydro) is usually additional.
- Who is signing for the lease? They need good credit, an employment letter, and references (usually one of the parents). Have this ready, in case you find the perfect place right away. You have to act immediately.
- Funds for first and last month (bank draft is required 24hrs after acceptance of offer)
- And most of all patience, patience and more patience.
